What this service covers

A blocked drain stops being an inconvenience the moment waste water has nowhere to go. Sewage backing up into a downstairs toilet, an overflowing manhole in the garden, or a gully spilling across a driveway all need dealing with quickly, because standing foul water is both a health risk and a route to damaging your property.

Smarter Drainage clears domestic and commercial blockages across Tonbridge and West Kent. We work from the symptom back to the cause: clear the blockage, prove the flow has been restored, then tell you honestly whether it was a one-off or whether something in the pipe is going to cause it again.

The office is open Monday to Friday, 8am to 6pm. Outside those hours you can still call 07572 433507. If we cannot answer, leave a message and urgent calls are returned as soon as possible. We aim to attend genuine emergencies the same day wherever possible, but we do not promise a fixed arrival time, because it depends on where the team is already working.

Problems we deal with

  • Blocked external drains, gullies and inspection chambers
  • Sewage backing up into a bath, shower tray, sink or downstairs toilet
  • Overflowing manholes and foul water surfacing in the garden or driveway
  • Blocked toilets that will not clear with a plunger
  • Slow-draining sinks, baths and showers across more than one fixture
  • Gurgling from waste pipes when another appliance drains
  • Rainwater flooding around a blocked surface-water drain

What happens when you call

The first assessment happens on the phone, and it is free. We will ask which fixtures are affected, whether the problem is inside or outside, whether you can see standing water in the inspection chamber, and whether the property is on a shared or private drain. That usually tells us whether it is a simple blockage, something that needs jetting, or a defect that will need a camera before anyone starts work.

We will also tell you if the problem is not ours to fix. If the blockage is in a shared lateral drain or a public sewer, responsibility normally sits with the water and sewerage company, and you should not be paying a private contractor for it. We will say so.

What the job includes

  • Attendance at an agreed time, with a quote given before work starts
  • Locating the blockage, including lifting and inspecting manhole covers where accessible
  • Clearance by drain rods, mechanical clearance or high-pressure water jetting, whichever suits the pipe and the blockage
  • Flow testing after clearance so you can see the drain running properly again
  • A plain explanation of the likely cause and whether it is likely to recur
  • Tidy-up of the working area before we leave
  • 12-month workmanship guarantee on the work we carry out

How we work through it

  1. Phone assessment. We establish what is affected and how urgent it is, and give you an indication of cost before attending.
  2. Access. We need to reach the inspection chambers or the affected gully. Clear parking near the property and access to the rear garden if the drain runs that way both speed the job up considerably.
  3. Locate. Covers are lifted and the run is traced so we clear the right section rather than guessing.
  4. Clear. Rodding for a straightforward obstruction, mechanical clearance for compacted debris or roots, water jetting where the pipe is sound and the blockage is fat, silt or scale.
  5. Flow test. We run water through the system and watch it discharge, so restoration of flow is demonstrated rather than assumed.
  6. Report back. We tell you what caused it and whether a CCTV survey or a repair is worth considering.

When a camera survey is the sensible next step

Clearing a blockage restores flow. It does not tell you why the drain blocked. If the same drain has blocked more than once in a year, if the blockage came back within weeks, or if we find root material, displaced joints or broken pipe fragments coming out with the debris, a CCTV drain survey is the honest recommendation. Repeat clearance on a defective pipe is money spent on the symptom.

When this is not the right service

  • Collapsed pipework. If the drain has collapsed, no amount of rodding or jetting will clear it. It needs inspection and then either relining or excavation and repair.
  • Internal plumbing faults. A leaking waste trap, a failed macerator or a fault inside the property above the point where the waste leaves the building is plumbing work rather than drainage.
  • Public sewers and shared drains. Where the blockage sits in a public sewer, your water and sewerage company will normally attend at no charge to you.
  • Confined space or deep chamber work. Some commercial systems need specialist confined-space entry. We will tell you and refer it on rather than attempt it.
  • Septic tanks and treatment plants needing emptying. Tanker emptying is a separate service arranged with a licensed waste carrier.

Honest limitations

We cannot guarantee that every blockage is clearable on the first visit. Some are, most are, but a pipe that has partly collapsed or is packed with hardened concrete or building debris may need a repair rather than a clearance. We also cannot guarantee a fixed arrival time. We are a small owner-led team, not a national dispatch operation, and we would rather tell you honestly when we can get to you than promise an hour we cannot hold to.

What you are left with

  • A drain that has been cleared and flow-tested in front of you
  • A clear explanation of what caused the blockage
  • A written quote for any follow-up work, with no obligation to proceed
  • Photographs or camera footage where a survey formed part of the visit
  • 12-month workmanship guarantee on the work carried out

Weekend and bank holiday work is arranged case by case rather than guaranteed. The number is the same at any time: 07572 433507. If we cannot answer, leave a message and urgent calls are returned as soon as possible.
Sewage backing up into the property, an overflowing manhole, foul water surfacing in a garden or driveway, or a complete blockage that has left you with no usable toilet or drainage. A slow-running sink is not an emergency and can usually wait for a booked appointment, which normally works out cheaper for you.
We would not recommend it for a serious blockage. Caustic products rarely shift a solid obstruction, they can damage older clay and pitch fibre pipework, and they make the job less pleasant and more hazardous for whoever opens the drain afterwards. If the drain is completely blocked, call instead.
Usually, yes. What comes out of the pipe tells us a great deal: wet wipes and sanitary products, cooking fat, silt and root material all look quite different. If the cause is not obvious, or the drain has blocked repeatedly, we will recommend a CCTV survey rather than guess.
Since 2011, most shared drains and lateral drains in England have been the responsibility of the local water and sewerage company rather than individual householders. If we establish that the blockage sits in that section, we will tell you, so you can contact them rather than pay us.
Yes. We work for private householders, landlords, letting agents and commercial premises across West Kent. For managed properties we can invoice the agent or the managing company directly and provide evidence of insurance before attending.
