What this service covers

Drain repair covers a wide range of work, from sealing a single cracked joint to excavating and replacing a collapsed run. What they have in common is that the repair should be chosen on evidence. That is why we survey before we quote for anything structural.

The wrong repair is expensive twice over. Patching a pipe that has lost its alignment will not hold. Excavating a garden to reach a defect that could have been lined from an existing chamber is a cost and a disruption nobody needed. Seeing the defect first is what avoids both.

Defects we repair

  • Cracked and fractured pipes. Often caused by ground movement, load from above, or simple age in older clay pipework.
  • Leaking and open joints. Water escaping into the surrounding ground, which over time washes out the bedding and makes the problem worse.
  • Displaced joints. Where sections have moved out of line, catching debris and causing repeat blockages.
  • Root-damaged drains. Roots find a defect, then widen it. The root removal and the repair are two separate pieces of work.
  • Collapsed sections. Where the pipe has lost structural integrity and no longer holds its shape.
  • Deformed pitch fibre pipework. Common in properties built from the 1950s to the 1970s.
  • Failed or damaged inspection chambers and covers.

How we decide which repair is right

There is no single repair method that suits every defect, and any contractor who quotes one before looking inside the pipe is guessing. The choice depends on what the defect is, where along the run it sits, how much of the run is affected, whether the pipe still holds its shape and alignment, and what is on the surface above it.

  1. CCTV survey. We inspect the run and identify each defect, its position and its severity.
  2. Clean and prepare. Where the pipe needs jetting so the defect can be assessed or a repair can bond properly, that is done first.
  3. Method selected and quoted. We set out the options in writing, including what each one does and does not fix, so you are choosing rather than being told.
  4. Repair carried out. Either a no-dig repair from an existing access point, or excavation where the pipe has to be reached directly.
  5. Post-repair inspection. The repaired section is re-inspected so you can see the finished result rather than take our word for it.

No-dig repair options

Where the pipe holds its line and shape, many defects can be repaired from an existing chamber with no excavation at all. A resin patch repair or full liner seals cracks, open joints and localised damage without lifting a driveway or a lawn. This is usually the first option we look at, because it is faster, less disruptive and leaves no reinstatement to make good.

Excavation and pipe replacement

Some defects cannot be repaired from inside the pipe. A fully collapsed section, a badly deformed run, pipework that has lost alignment, or a drain that has to be re-routed all need the pipe reached directly.

Smarter Drainage carries out its own groundworks, which means excavation, pipe replacement and reinstatement are handled by the same team rather than subcontracted out and coordinated across two diaries. Where the work extends beyond drainage into wider groundworks, that is quoted separately and clearly.

  • Locating and marking the run before breaking ground
  • Careful excavation, with services identified and protected
  • Replacement of the damaged section with new pipework, correctly bedded and laid to fall
  • Backfill and compaction
  • Reinstatement of the surface, agreed and priced before work starts

Access and reinstatement, agreed up front

Excavation means digging through whatever is on top of the drain, and that is often a lawn, a path, a patio or a driveway. Reinstatement is part of the quote, not an afterthought, and we will be specific about what it includes.

Where a surface cannot be perfectly matched, we will say so before starting. Block paving can usually be lifted and relaid. Old or discontinued materials, resin-bound surfacing and decorative finishes sometimes cannot be matched exactly, and you should know that before the digger arrives rather than afterwards.

Honest limitations

  • A repair fixes the defect we repair. It does not warrant the rest of an old drainage system, and on century-old clay pipework other sections may need attention in future.
  • Some defects sit under structures, mature trees or a neighbouring property, and access may not be practical or may need permissions we cannot grant ourselves.
  • Where the defect is in a public sewer or a shared lateral drain, the work is normally the water and sewerage company’s responsibility, and we will tell you rather than quote for it.
  • Ground conditions can change a job. Where we find something materially different once excavated, we stop and talk to you before continuing rather than adding it to the invoice.
  • We do not carry out structural building repairs to a property. Where drainage failure has caused damage to a building, that is a separate trade.

What you are left with

  • A repair chosen on evidence, with the survey footage that justified it
  • Post-repair inspection confirming the finished work
  • Agreed reinstatement, priced before work started
  • A written quote and invoice that match
  • 12-month workmanship guarantee on the work carried out

Frequently asked questions

No, and in many cases we do not. Where the pipe still holds its line and shape, cracks, open joints and localised damage can often be repaired from an existing inspection chamber using a resin patch or a liner. Excavation is for defects that genuinely cannot be reached from inside the pipe, such as a full collapse or a badly deformed run.
By looking. A CCTV survey shows the defect, where it sits and how much of the run is affected. If the pipe holds its shape and alignment, lining is usually the better option. If it has collapsed, lost alignment or deformed badly, lining has nothing sound to bond to and excavation is the honest answer.
A localised no-dig patch repair is often completed within a single visit. Excavation and pipe replacement depends on depth, access and what is on the surface above, and typically runs across one to several days. We give you a realistic timescale with the quote.
Reinstatement is agreed and priced before work starts. Turf, soil and block paving can usually be reinstated to a good standard. Some surfaces, particularly older or discontinued materials and decorative finishes, cannot be matched exactly, and we will tell you that before we start rather than after.
Most shared and lateral drains in England became the responsibility of the local water and sewerage company in 2011. If the survey shows the defect sits in that section, we will tell you so you can go to them rather than pay for it privately.
Some policies cover damage to underground services, and cover varies a great deal between insurers. We are not insurance advisers, so we cannot tell you whether you are covered, but we can provide the survey footage and a written report to support a claim if you decide to make one.
Yes. We work for landlords, letting agents, managing agents and commercial premises across West Kent, and can provide evidence of insurance and accreditation before attending site.
